Defects Appraisal 

Specific defects occur in buildings and require the correct analysis and diagnosis to confirm the cause of the defect and correct remediation works. The report also includes cost appraisal to ensure the most cost-effective solution is identified to meet the client’s needs.

Dilapidation Matters 

Acting on behalf of both Landlord and Tenant in assessment of lease documentation to understand the parties repairing liabilities. Preparation of Schedules of Dilapidations for service and to assess potential liability during or at lease expiry through to negotiation of settlement.

Schedules of Condition

Preparation of a schedule to record the current condition of a building, which may be required to attach to a lease to limit the repairing liability of a tenant and to ensure the property is returned to the landlord at lease expiry in no worse condition than that at lease commencement.

Expert Witness Reports

Acting as an independent expert in specialist areas relating to building defects, utilising our wide technical knowledge and experience to provide impartial advice that can be relied upon and provide the basis for the resolution of a building dispute.

Planned Preventative Maintenance Programme

A Maintenance Programme is an effective and efficient method of ensure building premises, whether a portfolio of property or single premises, are maintained prioritising repair works to accommodate the clients financial budget. A Maintenance Programme is developed from a schedule of condition identifying repairs, when they should be implemented over 5-10 year period along with estimated costs.

Insurance Reinstatement Valuations

To ensure a building is adequately insured, an insurance valuation can be prepared following a site visit to measure the property and take into account any site or 3 building specific requirements, including building location and construction. Utilising current cost information an accurate assessment of the restatement value of the building can be provided.

Party Wall Matters

The Party Wall etc. Act 1996 controls all works to party walls, party fence walls and excavations within 3 and 6 metres of an adjoining owners building. The Act implies specific duties on the developer (Building Owner) who intends to undertake the works. Notice must be provided to the Adjoining Owner of the intended work and in the event of a disagreement putting in place statutory procedures and appointments. We can provide specialist advice on Party Wall Matters acting on behalf of either party implementing the provisions of the Act.

CDM Services

The Construction (Design and Management) Regulations 2007 places legal duties upon anyone who wishes to undertake construction or building works. Construction works that are notifiable (lasting longer than 30 days) to the Health and Safety Executive, the developer/client most appoint a CDM Co-ordinator. We can provide specialist advice on CDM Regulations taking on the role of CDM Co-ordinator to advise and assist with CDM duties.

Development Appraisal and Monitoring

Development Appraisal of a building project provides both the developer and funder with the necessary information to confirm a project is viable presenting value for money and confirming all design aspects including legislative requirements have been met. Our knowledge and experience in cost and construction will ensure at initial appraisal and during the construction phase that cashflow and draw down 4 monies are available at the required stages, ensuring the works are to the correct specification, quality and programme.

Project Management and Contract Administration

We have experience in a wide range of property construction and types, and can provide a full service in Contract Administration and Project Management, whether new builds or refurbishment. Through successful management of the Design Team, established to meet the client’s needs, to provide initial design proposals progressing to tender documentation and obtaining necessary statutory consents. Monitor works during construction phase ensuring specification compliance, dealing with on-site contract administration and certifying stage payments, through to final certification.
